Job Description

Position Description
The property manager reports directly to the Construction Supervisor or Administrator and is
responsible for all aspects of ARM’s property management supporting ARM’s construction
ministry and creating sustainable homes. Property management includes but is not limited to
upkeep and basic maintenance of the Tuskegee Mission Hub, ARM Guest House (parsonage),
ARM warehouse, house on Maple Street, and the Pepperell Office. It also includes upkeep and
maintenance for ARM’s vehicles and trailers; and finally, upkeep, organization, and maintenance
of ARM’s tools and building supply materials.

Major Areas of Responsibility
1. Upkeep and basic maintenance of ARM properties: The Tuskegee Mission Hub, ARM Guest
House (parsonage), ARM warehouse, house on Maple Street, and the Pepperell Office. This
includes lawn maintenance some of which is hired to independent contractors, minor repairs,
and general upkeep. This does not imply janitorial services but helping clean properties with
ARM staff prior to events or coordinating a cleaning service is assumed.
2. Maintaining the ARM warehouse in Tuskegee with ARM’s tools and materials. The space
remains clean and orderly. The property manager is responsible for ensuring tools and materials
are clean and functional.
3. Maintains the ARM vehicles and trailers. Ensures vehicles are properly checked and
maintenance services to include washing are scheduled on a systematic rotation and as needed.
The PM will take vehicles to mechanics when services are needed and in coordination with the
CS and Administrator. Vehicles remain clean, organized, and fueled for use. Proper mileage and
maintenance records are maintained.
Primary Objectives
The property manager position exists to:
● To show Christian love and care to families in need of home repair and respect to all
volunteers
● Properly steward ARM’s properties and tangible resources in the areas of construction
● Support the construction supervisor as the primary custodian of ARM’s properties
including physical sites, tools, building supply materials, vehicles, and other properties
Specific Responsibilities
Upkeep and basic maintenance of ARM properties:
This includes the Tuskegee Mission Hub, ARM Guest House (parsonage), ARM warehouse,
house on Maple Street, and the Pepperell Office. Lawns are maintained, some of which are
hired to independent contractors. Minor repairs are conducted within the skill sets of the
property manager. When contractors are needed, the property manager coordinates with the
Construction Supervisor or Administrator and assists with coordination, scheduling, and
oversight. The property manager is not responsible for conducting tasks akin to janitorial
services but is expected to help clean properties with ARM staff prior to and after events. The
property manager will coordinate with a cleaning service as needed.
Maintaining the ARM warehouse in Tuskegee and other storage locations:
Most of ARM’s tools and materials are maintained in a warehouse in Tuskegee. Others are
maintained in the basement at Pepperell office and storage buildings at Tuskegee Methodist.
The property manager ensures all spaces remain clean and orderly. The property manager is
responsible for ensuring tools and materials are clean and functional. This includes ensuring
tools are properly unpacked and stored after service days and includes helping the Construction
Supervisor pack tools. Tools deemed nonfunctional will either be taken for repair or properly
disposed of in coordination with the Construction Supervisor or Administrator.
Maintaining the ARM vehicles and trailers: The PM ensures vehicles are properly checked and
maintenance services, to include washing are scheduled on a systematic rotation and as
needed. The PM will take vehicles to mechanics when services are needed and in coordination
with the Construction Supervisor and Administrator. Vehicles remain clean, organized, and
fueled for use. Proper mileage and maintenance records are maintained and coordinated with
the Construction Supervisor or Administrator.
Supports the Construction Supervisor
The property manager, when me allows, may be asked to help the Construction Supervisor or
other ARM staff with loading, unloading and delivery of materials to sites. S/he may also help
with small repairs on home repair sites as needed and when not conflicting with other
responsibilities.
ARM Team Member
As part of a ministry team, the property manager coordinates with other team members to
further the ministry of ARM. This includes participating in daily standup huddles, and as
needed, weekly staff meetings. Due to the part me nature of this position routine participation
at ARM weekly staff meetings will be on an as needed basis.

Requirements
● A personal commitment to and active faith in Jesus Christ as Lord

● Working knowledge of tools and building supply materials
● Able to use lawn equipment including riding mowers, power trimmers and other engine based equipment
● Ability to drive 45 miles/day
● Working from the ARM office in Opelika, AL and in Tuskegee, AL.
● Able to work with a team and group
● Participate in daily huddles and, as needed, weekly staff meetings
● Provide reports and assessments to the construction supervisor
Skills and Abilities
● Excellent skills in patiently relating to and communicating with diverse people both in
person and over the phone
● Excellent skills and attributes in working with youth and volunteers
● An incredible attention to detail and the ability to understand work- flow processes.
● Proficiency in using digital tools such as Microsoft Word, Excel, and PowerPoint to create
professional, organized documents
● Proficiency in web- based tools such as Mozilla Firefox or Google Chrome as well as
Gmail, Google Drive, and Google Calendar.
● Organizational and project management skills
Preferred, but not Required
● Any prior experience working with families and/or children living in low/fixed income
households, especially in a social work context
● Experience volunteering with community service organizations
● HS Degree or equivalent
● Familiar with the Bible, Old and New Testaments and active faith life
Physical Demands
The property manager should be able to li approximately 80lbs, climb a ladder, and walk on a
roof. Extensive walking may be required in the summer. Able to work in extreme temperatures
such as 90 or above temperatures in the summer and in cold temperatures in the winter.
Work Environment
The property manager will report daily to the ARM office, which is located at Pepperrell United
Methodist in Opelika, AL. Office hours are typically from 8a – 5p, Monday – Friday. ARM’s field
office and main supply warehouse is in Tuskegee and drives to Tuskegee throughout the week
are typical. ARM will provide a work vehicle for travel.
